Responsibilities
・Manage assets owned by Industrial & Infrastructure Fund Investment Corporation (IIF) with the objective of enhancing asset value and profitability
・Develop and execute asset management strategies for portfolio properties, including tenant relations, leasing, building maintenance and capital expenditure management, property budgeting and performance monitoring, oversight of property management companies, and coordination of financial reporting
・Support expansion, redevelopment, and value-enhancement initiatives for existing properties
Qualifications
・Bachelor’s degree or higher
・Real Estate Transaction Specialist (Takken) license preferred
・Must not be a second-degree relative of a supervisory officer of Japan Metropolitan Fund Investment Corporation (JMF) or Industrial & Infrastructure Fund Investment Corporation (IIF)
Required Skills & Experience
・Experience in asset management (AM) or property management (PM), or experience in real estate-related roles such as sales (leasing or brokerage) or development at a real estate company (including logistics companies), with strong motivation to enhance the value of portfolio assets in collaboration with internal and external stakeholders
・Experience in areas such as investment acquisition, asset management operations, disposition strategies, tenant leasing, financial performance analysis (including long-term cash flow projections, budget management, and capital expenditure planning), portfolio management, tenant relationship management, and execution of value-enhancement initiatives to maximize investor returns (experience in some of these areas is acceptable)
・Ability to communicate effectively with internal and external stakeholders and conduct appropriate negotiations with external partners
・Interest in managing assets aligned with IIF’s investment criteria (e.g., logistics facilities, R&D facilities, and infrastructure-related properties) and willingness to take on new challenges
・Proficiency in Microsoft Office (Word, Excel, PowerPoint, Email) required
