Who is Wayfarer?

Wayfarer is an innovative hotel operations and travel startup in Japan. Founded in late 2019, we manage over 400 rooms across our three brands: Wayfarer, Kabin, and ORI.

What does it take?

The Real Estate Analyst will support Wayfarer’s real estate expansion by analyzing acquisition opportunities, building models, and supporting the team in due diligence and transaction execution.

• You have experience in real estate finance, underwriting, or asset management
• You’re highly analytical and can build cash flow models from scratch
• You understand investment structures like TMKs and TKGKs
• You’re proactive, reliable, and detail-oriented
• You thrive in fast-moving, ambiguous environments and enjoy solving problems independently

不動産アナリストは、Wayfarerの不動産拡大戦略を支える重要なポジションです。
取得案件の分析、モデル構築、デューデリジェンスおよび取引実行支援を通じて、チーム全体の意思決定をサポートしていただきます。

• 不動産ファイナンス、アンダーライティング、またはアセットマネジメントの実務経験をお持ちの方
• 高い分析力を有し、キャッシュフローモデルをゼロから構築できる方
• TMK、TKGK などの投資スキームを理解している方
• 主体的に行動でき、信頼性が高く、細やかな気配りができる方
• 変化の早い環境でも柔軟に対応し、自ら課題を見つけ解決していける方

What will you do?

• Develop and maintain acquisition models and investment memos
• Evaluate potential deals using a combination of internal benchmarks and external market research
• Conduct financial analysis and sensitivity scenarios on real estate assets
• Support the VP of Real Estate with due diligence and documentation
• Coordinate with external partners (lawyers, accountants, brokers) to support transaction execution
• Help develop and maintain internal databases for pipeline tracking and performance

主な業務内容

• 取得案件に関する財務モデルおよび投資メモの作成・アップデート
• 内部基準および外部リサーチに基づく投資案件の評価・分析
• 不動産アセットに対する財務分析および感応度分析
• デューデリジェンスおよび関連資料の準備
• 弁護士・会計士・仲介会社など外部パートナーとの調整を通じた取引実行サポート
• 案件パイプラインの管理および社内記録の更新

Requirements

• 5+ years of experience in real estate investment, finance, or asset management
• Strong Excel skills and experience building cash flow models
• Familiarity with Japanese real estate investment structures (TKGK, TMK, GK-TK)
• Fluent in both Japanese and English
• Must be based in Japan with valid work authorization (Tokyo or Osaka preferred)

• 5年間以上の不動産投資、ファイナンス、またはアセットマネジメントでの実務経験
• エクセルで財務モデル構築能力
• 日本の不動産投資スキーム（TKGK、TMK、GK-TKなど）に関する知識
• 日本語・英語のビジネスレベル
• 日本にお住まいの方（できれば東京または大阪が望ましい）
